Who can qualify for Rent Guarantee?
For residents, their rent-to-income ratio shouldn’t exceed more than 45%, no bankruptcies, judgements, or evictions in the past 3 years, and at least one household member must be employed.
For landlords, you must provide a valid, fully executed lease agreement, proof of the property's condition is required (typically via a move-in inspection report or equivalent documentation).

What documents are needed to enrol in Rent Guarantee?
You’ll need a signed lease, credit reports for residents (available via Rentatee), proof of income, a move-in condition report, and property insurance. For new residents, we also need a credit report and proof of income. For existing residents (more than 12 months) we require proof of rent payments.
What are the rules?
We're built to be flexible. Rent Guarantee works with both standard 12-month leases, and month-to-month leases, as long as you meet the qualification criteria. We want to support your business model, whether you're operating long-term stabilized units or more agile rental strategies.
How much rent does Rent Guarantee cover?
Rent Guarantee offers coverage for up to 12 months of missed rent under a one-year lease. Our coverage caps are $5,000 per month, or $60,000 total per lease term, whichever comes first. This generous ceiling ensures that even in higher-rent markets, you're meaningfully protected.
What about damaged caused by tenants?
We cover malicious or intentional damages caused by tenants—but only if a court judgment is awarded and the tenant doesn’t pay within 30 days.
