Rent Guarantee protects landlords from the financial risk of missed rent. If a tenant fails to pay, we step in and cover the rent directly up to the policy's maximum limits. This ensures landlords continue receiving steady cash flow regardless of a tenant's payment status. For residents, their rent-to-income ratio shouldn’t exceed more than 45%, no bankruptcies, judgements, or evictions in the past 3 years, and at least one household member must be employed.

For landlords, you must provide a valid, fully executed lease agreement, proof of the property's condition is required (typically via a move-in inspection report or equivalent documentation).

Rent Guarantee is currently available in both Canada and the United States, making it a reliable option for landlords across North America. In Canada, our program is accessible in all provinces and territories except Quebec, where specific regulatory constraints currently prevent us from offering coverage.

In the United States, we’re actively operating in select states where Rent Guarantee has been approved for use. Our goal is to make Rent Guarantee universally accessible for landlords and property managers who want to protect their rental income—no matter where they’re located.

You’ll need a signed lease, credit reports for residents (available via Rentatee), proof of income, a move-in condition report, and property insurance. For new residents, we also need a credit report and proof of income. For existing residents (more than 12 months) we require proof of rent payments.

We're built to be flexible. Rent Guarantee works with both standard 12-month leases, and month-to-month leases, as long as you meet the qualification criteria. We want to support your business model, whether you're operating long-term stabilized units or more agile rental strategies.

Rent Guarantee offers coverage for up to 12 months of missed rent under a one-year lease. Our coverage caps are $5,000 per month, or $60,000 total per lease term, whichever comes first. This generous ceiling ensures that even in higher-rent markets, you're meaningfully protected.

We cover malicious or intentional damages caused by tenants—but only if a court judgment is awarded and the tenant doesn’t pay within 30 days.
We do not cover regular wear and tear (e.g., scuffed floors, nail holes), but we do cover court-awarded amounts above $1,000 for verified damage.

If you’re forced to evict a tenant, Rent Guarantee will help cover the financial burden. We’ll reimburse up to $1,500 in actual eviction-related costs, including legal fees, bailiff costs, and other expenses.Reimbursement occurs within 30 days of receiving supporting documents.

Rent Guarantee is fully optional. You can use Rentatee for leasing, screening, and property management without enabling Rent Guarantee. If you decide it’s the right layer of protection for you, you can activate it at any time - no pressure.
